Our foreman will connect with your property manager and to the site of your leak. Inside your commercial building we will identify where water is getting to, and measure its location in relation to your roof’s topography.
While the foreman is working with your property manager, the assistant will access the roof via ladder or through internal access points. The assistant will identify the industrial roofing material used in initial construction, roof age, and any immediately identifiable problems on your roof.
The team will determine the rooftop location where water is flowing or pooling inside your commercial or industrial building and will work outward from that location to identify the point of origin. We will work our way uphill and along rooftop water channels to find access points where moisture is breaking through your rooftop membrane.
Our teams photograph and document commercial flat roof leaks, damage and areas of concern. Our documentation is regularly used as part of insurance claims to help you get the full value of your plan. From hail damage, downed trees, and tennis balls stuck in your drainage system, to wear and tear, and even outside the box items like a stray arrow that chose your building as its final resting place, we have seen it all, and repaired it too! We will even document areas of your roof that need to be watched or scheduled for upkeep.
Whether it’s simply cleaning and removing debris that has blocked the flow of water, sealing a roofing panel that has started to separate due to weather and wear, or sealing points of contact between HVAC, pipes or other rooftop penetrations, or fixing areas that have been struck by weather or debris, we will patch the problem areas to stop the leak. We can even patch immediate leaks while your roof is wet or still pooling with water.
Our Foreman will advise your Facilities Manager before, during and after the repair, and a project lead will reach out to you to follow up on maintenance options for your commercial flat roof to prevent leaks from occurring.
