Don't Let Essential Roofing Repairs Cause Financial Stress

Rooftop damage can reach into the thousands or hundreds of thousands of dollars to replace on commercial buildings and multi-family housing communities, and that is why your warranty and building or roofing insurance plan is so important to understand and keep up to date. In fact, your roof is a major influence on the cost of your building insurance. Because damage to your roof can lead to damage to the building and office furniture, computers, merchandise, rental units and private property, maintaining your roof to insurable standard is of utmost importance.

  • What Happens When My Roof Is Damaged?

The first step is to have an immediate assessment of damage and to take steps to mitigate future damage. When your roof is damaged by hail, don’t wait for the next storm. Delayed response may mean later damage can be attributed to owner neglect, not the rain pouring into your server room, leaving you with the full cost of replacement.

Use our office line during work hours or contact us for 24/7 emergency services if you are experiencing an immediate leak.

  • Partner With Roofers Who Know Rooftop Insurance

Because Western Roofing has worked with so many adjustors and insurance companies, we know how to evaluate and communicate the damage to your roof in a way that makes sense to the insurer. First, we start with an assessment of damage. The assessment will become a ‘scope of work,’ identifying the areas of damage and what components of your roof need maintenance, repair or replacement. A proper scope of work insures that each element of your roof is addressed and brought back to specification.

  • Insurance Programs Vary

There are two primary types of insurance available. The lowest cost insurance plan is an Actual Cost Value (ACV) plan. This is an estimate of the current value of your roof, adjusted by depreciation. An ACV only plan will decrease every year, increasing your out of pocket cost to repair or replace your roof as time goes on. Higher cost, but more comprehensive insurance plans are available. These are known as Recoverable Cost Value (RCV) plans. Your RCV plan will pay out to bring your roof up to specification, even if those costs are higher than the original cost of installing your roof.

  • What to Do If an Insurance Check Won't Cover a New Roof

If you called your insurance company and met with an adjustor they likely did an assessment and sent you a check for ACV. This is a normal first step, even if your insurance policy has an RCV attached to it. RCV is not paid until the work is completed and the insurer can inspect your new roof. That is where an insurance educated roofer comes in to play.

  • Western Roofing Is Your Partner

Early in our history Western Roofing became aware that clear communication in the language of the insurance provider is imperative in assuring your claim is processed correctly the first time. Our damage inspections are broken out into the same categories that the insurer wants to verify, making the process clearer and more immediate. Did water damage your insulation? We assure the scope of work includes the insulation, the substrates, the flashing, uplift of HVAC and plumbing and any other element that must be addressed in your repair.

We hired a licensed insurance agent to work on our staff and provided him the tools he needs to work effectively with your insurance provider. Our reports match their reports line item by line item, so they can check our work and assure that your claim is fair.

  • Do Roofers Exaggerate Damage to Collect a Bigger Check?

Western Roofing is a long standing ethical business. We inspect for damage and for your protection, not for our benefit. We strive for transparency. You will see the same reports as your insurance company, and nothing will happen without a cross check by your insurance adjustor to assure our assessments are detailed, thorough and that our scope of work includes the repairs that are needed.

  • Where to Begin

Start with a post-storm free assessment. Have you experienced severe weather and you want to make sure your roof is in working order? Have you experienced leaks or have you identified staining or peeling that may be caused by water entering your building? Has debris been blown onto your roof and you want a check to assure your roof is kept to insurable standard? Have you been through a recent hail storm and you are unsure the extent to which your roof is at risk? Would you like someone to review your existing insurance coverage, your roof condition and to advise you on opportunities to maintain or extend your protection?

Enter your information below and we will schedule a free rooftop inspection and provide a documented report on your roofs condition.

Western Roofing was a delight to work with. Everyone from the guys who came out to start the process, those who measured and installed the roof and fixed a few things to the people in the office were professional and helpful. A big shout out to Gordon and Brent who did so much to get us to the finish line. Thank you for helping with the insurance company.
